Selling your home doesn′t just mean hiring a realtor to stick a sign out front. There are a lot of preparations you should make to ensure you get the best offer possible in the shortest time.
Repair — Just because you’ve gotten used to the cracks in the walls and the rattles in the radiators doesn’t mean a buyer will too. If you have hardwood floors that need refinishing, be sure to get it done—hardwood is a huge selling point. Buyers like to snoop around, so be sure to fix any sticky doors or drawers as well. Finally, don’t forget to address any issues with the exterior—fences, shingles, sidewalks, etc. After all, without curb appeal, some buyers may never get to see the inside.
Neutralize — You want buyers to see themselves in your home. If your living room has lime green shag, wood-paneled walls, and all your collectibles and personal photographs, this will be much harder for them to do. Try replacing any bold color choices in your floors and walls with something more neutral—beiges, tans, and whites. Repainting and reflooring will make everything look fresh and new, and help prospective buyers imagine all the possibilities.
Stage — Once your house is clean and updated, it’s time to play dress up. Home stagers can add small details and décor touches that will bring out the possibilities in the various spaces in your home: lamps, mirrors, throw rugs and pillows, flowers, decorative soaps and towels, patio furniture. Home staging can be particularly useful if your home is especially old or if the exterior looks dated. Think of it as a little mascara and rouge—if it’s done right, you notice the beauty, not the makeup.
Get objective feedback — A home is very personal for many people. When you’re looking to sell, then there are all types of emotions involved. It’s important to stay as objective as possible. Find someone whom you can trust to give you an unfiltered opinion of your home. This may be a bit painful upfront, but it will also give you the insight needed to make changes before the cost you a potential buyer of your home. Have the uncomfortable discussions upfront, so you can avoid them later down the road.
Don’t be afraid to ask for help — Most buyer’s know within moments of entering a home if it’s right for them. It’s imperative that your home look it’s best when a potential buyer sees it. If you’re unsure about anything, then don’t be afraid to ask a professional for help. A good Realtor will help you get your home into its best shape, so it can sell for top dollar in minimal time!
My wife and I are beyond lucky we found such a patient and well rounded agent like Rawlins. No question was left unanswered as he explained the entire process from start to finish. We visited multiple houses and at no point did he come off as wanting to find a quick sale. He helped us look for the home that would be right for "us"! No matter how many times he had to drive across town to meet us, his friendly attitude and level of professionalism showed the entire time.At times it seemed like he was more than an agent doing his job, he seemed like a real good friend in the business who was looking out for us to make sure we got the best deal that would work both for our future family and our pocket. So if you're renting like we were and are now ready for home ownership, I would highly recommend letting Rawlins and his team help you find your future home!!! Johnny A., Grand Prairie, TX
I'll admit I can be very picky with the location and type of home I was looking for. So that, on top of a very competitive market made it seem impossible to find the perfect home. I was becoming overwhelmed, but Rawlins was always very flexible with his time and made it possible to view the homes with me. He always answered his phone and stayed in good communication the entire day no matter the time. When I least expected it, we found the home that made perfect sense for my family and a purchase I was truly proud of! They say patience is key, and it is true! Thank you Rawlins!! Rawlins was great!!He was always there when we called and helped us find out perfect home!! I know I can be a bit difficult at times, he helped to calm me down under high stress and remained professional.I definitely recommend him ESPECIALLY for new home owners.Adam & Candus, Desoto TX
Rawlins is a great agent to work with! He was available any time we had questions or concerns and kept us informed through the entire buying process. He took the time to go over what we wanted in detail, the location and the price range and helped us find exactly what we were looking for. He made us feel very secure and excited about buying our home. Joe & Patty, Palmer TX
Rawlins helped navigate a seriously moving market and provided background information to make an accepted offer twice over. The first offer failed in spite of Rawlins' work. He did a great job looking after my interests in the face of inspection and appraisal problems. Then once that deal was clearly not going to be successful, he made plans and redoubled efforts to get another accepted offer and purchase. William, Arlington TX
