7 Keys to Selling for Maximum Profit

 

  1. 3 Most Important Pieces- Price, condition, and marketing will be 95% of the reason whether or not your home sells (Which of these areas do you feel strongest in? Which are you unsure about?)
  2. Do not overprice- Overpricing will all but guarantee that your home will NOT sell. When in doubt, go lower on list price. If you're pricing aggressively for maximum dollar, then you for sure better be able to clearly justify why your price is higher than average!
  3. Research your competition and make sure your home shows better and/or is priced better (What are other sellers in your area doing? That's who you need to beat out!)
  4. Be accessible, because you never know who your next buyer will be (buyers often want to see a property when they want to see it)
  5. Be transparent- Over 75% of all real estate related lawsuits are due to non-disclosure (don't be afraid to seek legal counsel when you're unsure). DISCLOSE, DISCLOSE, DISCLOSE!! 
  6. Don’t take it personally- You have to remove as much emotional attachment from your home as possible. The more objective you can be about your home, the more likely you are to sell it
  7. Be realistic- The most important thing to keep in mind is that you must remain realistic with your expectations. If you're not, then you'll be dooming yourself for failure and disappointment right from the start. 

How Much Do You Value Your Money?

 

Contrary to popular belief, selling a home for top dollar is neither a cheap nor an easy task, which is why roughly 50% of homes listed with an agent FAIL to sell. A very large number of agents in the industry will mislead you and over-promise results they can’t possibly hope to deliver. Oftentimes, it's not done out of deceit but out of ignorance. Very few agents have any type of system that goes beyond photos and putting a property on the MLS. This is a TERRIBLE disservice to you, the consumer. 

It frustrates me each time I speak with a disappointed seller who's had a bad experience with an agent. This is the #1 reason why people choose to go FSBO. Your best chance to sell your home for MAXIMUM dollar is when you first put it onto the market. Don’t squander this opportunity by choosing an agent who’s using outdated, cookie cutter tactics that are going to cost YOU money at the closing table.​

Truthfully, in this market, you can actually sell your home all by yourself. The reality is that you're probably going to leave an extra 6% -12% of YOUR cash in the pockets of the buyer and the buyer's agent.  National statistics show that FSBO sellers NET an average of 2%-8% less than they'd net from hiring an average agent to do the job for them. You'd stand to lose even more by not hiring an exceptional consultant like myself who knows what it takes to extract maximum dollar from any situation. Do the math. What could you do with an extra 6%-12% CASH in YOUR pocket after your home sells?
